Tour Availability:  We are open and available for tours 7 days a week!  General office hours are 10-6, and 12-4 on the weekends.  Feel free to call or email Aaron@thehighrocks.com anytime with questions or for scheduling.

Reserving your Unit: Seller accepts a non-binding reservation agreement, $1,000  which is fully refundable reserves your unit for 4 weeks to review documents, financing, and make the decision to join the High Rocks Community!

Timing:  The High Rocks has units which are completed and ready to move in next week!  In the event that you are specifically looking for a High Rocks custom build out, there is a  6-10 weeks build out period depending on the complexity and level of build out.

Pet Policy: Pets allowed, breed restrictions may apply

Condo Fee:   $275 a month. The fee includes:
      Residential Portion of Master Fee
      Gas for Heat
      Electricity for Common Area Lighting
      Elevator Maintenance
      Common Area Cleaning
      Rubbish Removal
      Supplies
      Telephone & Alarm System
      Repair & Maintenance
      Management Service

Extra Storage Availability: There are storage units for purchase on each floor, larger storage units on the first floor, and unlimited storage available in the basement upon request.  RV and Boat storage also available.

Washer / Drier:  Units have their own washer drier hook ups, buyer provides washer, drier

Electric System: 100 amp service, individually metered, National Grid.

Water and Sewer: Town water, sewer, connected, in condo fee.

North Smithfield School System:  Great system, new school, busses do pick up here.    

Current Tax Rate: North Smithfield’s current tax rate is $13.72 / $1,000

Media Provider:  Cox Communications ask about our EZ connect set up

Cabinets:        Merillat Classic Seneca Ridge Line or one of 12 Home Depot Models

Appliances:    Refrigerator, Stove, Dishwasher, Garbage Disposal, Hanging Microwave

HVAC:     Individually controlled thermostat.  Heat is Forced Hot Air (N.Gas). Both    heat and A/C use water source heat pump and cooling tower systems.

Parking:        Assigned parking, Indoor Garage Available. Abundant visitor parking.
