High Rocks Condominiums has the potential for an extremely impressive amenity repertoire. The nature of the site allows for a seemingly endless possibility of what amenities, “could be,” installed. The sales team’s goal is to assess the amenities which it believes will provide the most resident value for the least investment.
Fitness Center: The fitness center at High Rocks Condominiums is a 1,100 square foot space capable of exercising a wide variety of age, and interest groups. This means installing a varied inventory of machines, while paying attention to current trends and customer demand. From our analysis, the ideal construction is as follows.

Rooftop Terrace: The High Rock’s common rooftop terrace provides an outstanding view of the surrounding grounds and conservation land. The deck currently has outdoor seating for 6 and sun bathing chairs for 4. Also featuring a grill on the roof for residents to enjoy a cookout with a beautiful view.
Blackstone River: The Blackstone River surrounds the High Rocks on three sides. Sitting directly on the Blackstone Valley Heritage Corridor, the river and its 300 acres of surrounding conservation land provide a peaceful and tranquil buffer to the outside world. The High Rocks grounds have two river launch areas which with installation of charcoal grills and benches, could provide a relaxing summer day.
Tupper Park: This field developed by Tupperware for its employee’s presents and interesting opportunity. The space is currently unfinished and overgrown, but if tended, could become a functional park. Many current residents already walk their dogs and go berry picking on this land.
The Gorge: Considered one of the most beautiful locations along the entire Corridor, the Gorge is a waterfall directly abutting the property. The state has spent millions of dollars beautifying and creating a parking and picnic area.
On Hall Storage: Storage on the unit level is a rare amenity among condominiums. While relatively common in basements, same floor storage is a more convenient way for residents to get at items they may want to store away, but have easy access to without having to lug boxes up from the basement.
Suggestion: Additional storage in the basement. Standard chicken wire separation would be functional, and with the amount of existing unused space in the basement, this would be a cost effect value added.
Boat/RV Storage:
High Rocks Condominiums Commercial Association has a parking lot that exceeds the needs of its employees even at full capacity. This will allow residents to have room to store their boat/RV, or any other vehicles that need a winter location.
Parking Garage:
A piece of the current cement and steel building provides 50 parking spaces to residents. These spaces are for purchase. Covered parking is a sought after amenity for those who are downsizing from a larger home but do not want to get rid of their quality vehicle.
